The dollar decline in the U.S. is seen by local real estate experts as a possibility of boosting real estate acquisition in the city.</p>
	<p>Ever since the dollar dropped, the prices of homes and real estates in Fort Lauderdale dropped as well. This will probably interest many foreign investors to purchase properties in the city, since its 50% cheaper compared to previous years.</p>
	<p>Mortgage Crisis Affects The Housing Market</p>
	<p>The rise in foreclosure activity between 2006 and 2007 was due to heavy investors that underwent mass real estate acquisition who failed to pay their mortgage.</p>
	<p>Due to the economic crisis, many financial lenders were actually buffing up their requirements that made housing loan acquisition remotely impossible for the average consumer – this act alone reduce the number of home sales per month as people cannot afford their terms.</p>
	<p>The year 2008 posts a marginal recovery, which is much better compared to previous years. Statistics shows that the median price of real estate in Fort Lauderdale for January 2008 declined by 14%; Florida Association of Realtors also reported the 33% decline of home sales as compared to last year&#8217;s statistics.</p>
	<p>Facts and Figures of Fort Lauderdale Real Estate for 2008</p>
	<p>There are a total of 5,854 homes for sale in the city with median prices ranging from $350,000 to $380,000. Florida Association of Realtor also reported that there are around 2,972 foreclosed units available selling at $200,000.</p>
	<p>Note, however, that the media price of Home for Sale (MLS) decreased by 2.3% as compared to the figures last March of this year. The decrease in price might increase home sales acquisition by a few percent according to real estate experts.</p>
	<p>According to analysts, the increasing number of foreclosure will continue to depress housing prices even further for the following months of 2008. Many home buyers are now waiting for the chance of the prices of real estates to decline even further to get the best deals in home acquisition.</p>
	<p>The mortgage rates have increased depending on the type a consumer will chose to finance their venture. For 1 year ARM, the interest rate is current at 5.196%, as compared to the previous week&#8217;s figures of 5.008%.</p>
	<p>The rate increase for higher mortgage types, like those for 15 and 30 years fixed, are from 0.082% and 0.077% respectively. The current rates are now at 5.701% for 15 years fixed, and 6.055% for 30 years fixed.</p>
	<p>If the dollar devaluates even further, there is a possibility that home acquisition will increase by both local and foreign investors.</p>

In papers I am reading the same thing over and over again, in radio I am hearing the same as well, that goes to TV and internet, it is everywhere. For the sunshine state it is harder, because they are used on nice markets and big booms, but they aren’t used to big busts as well. It just shows how the market can inconsistently go from boom to bust in no time. Sarasota Real Estate Market gives the same concern as the rest of the state. They too have been a victim of the rough and grind of the real estate bust that we are all experiencing. Almost nobody in the state can smile when they are talking about the market.</p>
	<p>But at least Sarasota real estate has its own resources to still boot. Known to be one of the best places for waterfront properties and over the top luxury homes, Sarasota is still a number one stunner for everyone who has laid their eyes and experience life at Sarasota. It is obvious how good the place is, with spots like golf courses, tennis courts, and great residential and friendly people to boot. Sarasota differentiates itself among the other cities. Loved by the tourists and cared by the locals Sarasota is a place like no other. I can’t complain on how wonderful the place is, the ambiance, the theme, everything. Sarasota is your best spot for potential home for your family.</p>
	<p>There are a lot of people who invest in the region mainly because they fell in love with the place, what is has to offer and what it gives the people. Overall satisfaction for them is guaranteed and there is really no place like Sarasota. Although the drought is well documented it is still safe to say that Sarasota is hitting its mark slowly, with numbers gaining in a slower pace it sure have some potential to run up in the standings. Surely it is a long wait till the market can recover but if you are a homebuyer why not try to check the place for yourself? Never mind the figures and the razzle dazzle of the market, give it a chance.</p>
	<p>The realization of it is that Sarasota is a place to live in and you will not be disappointed, sure in the flip side or should I call the business side of it is that the numbers aren’t posting the kind of numbers that you expect, still you have to give it a second look enable for you to make a good sense of the place. It is easily to be distracted with numbers and graphs showing to you like you are in a Geometry class, but listen to yourself try to check what your heart feels about the place and if you also fall in love with Sarasota, well I can’t blame you.</p>

As the median sales price fell 12 percent, to $337,900 from $382,600, existing single-family home sales were down 56 percent, to 276 homes from 634 homes in March 2007 in Miami. Single-family home sales fell 23 percent, to 463 from 601, as the median sales price fell 16 percent, to $311,400 from $372,400 in Fort Lauderdale and in West Palm Beach-Boca Raton there is 21 percent decline for the median price fell 15 percent, to $320,100 that is for single-family home sales.</p>
	<p>Home sales in areas in South Florida are also shaky. In Fort Myers-Cape Coral, as prices declined 21 percent, to $212,500 from $268,200, fell 21 percent, to 501 from 635. In Fort Pierce-Port St. Lucie, as prices declined 29 percent, to $169,700 from $239,700, rose 14 percent, to 387 from 338. In Melbourne-Titusville-Palm Bay, as prices declined 27 percent, to $146,300 from $200,000, fell 53 percent, to 257 from 550. As prices grew 1 percent, to $523,800 from $518,800, rose 23 percent, to 32 from 23. In Punta Gorda, as prices declined 21 percent, to $152,200 from $193,000, rose 13 percent.</p>
	<p>Condo sales fell 47 percent, to 333 from 624, as the median sales price fell 11 percent, to $263,900 from $295,100, Condominium sales also slipped in Miami. Condo sales were up 13.6 percent from February and down 24 percent from March 2007, with 3,145 condos sold. 9,142 existing single-family homes were sold in March up 10 percent from February and down 26 percent from March 2007, in Florida.</p>

Surprisingly Charlotte County-North Port popped out a surprising 13 percent rise in sales during March but other parts of Southwest Florida&#8217;s real estate market might be showing some signs of stability. Van Zandt said, compared with $390 last year, there were 22 sales of single-family homes during the first three months of 2008 on the island, compared with 27 during the same period a year earlier, and the average price per square foot was $404 this year.</p>
	<p>Van Zandt said, &#8220;If we get another quarter in which selling price is close to that same number around $400 per square foot I think we can say we&#8217;ve reached the bottom and may be starting up.&#8221; Even though there were 19 sales for the first three months of this year, compared with 16 during the same period last year, the average price per square foot is still falling, condominiums are a different story. Van Zandt said, It was $331 this year, compared with $414 last year.</p>
	<p>Van Zandt said, &#8220;Sellers have to make significant concessions to get buyers to sign,&#8221; Van Zandt also said. &#8220;We just have so many inventories, and buyers are cherry pickers. In fact, they are sometimes referred to as scavengers, hyenas and bottom feeders.&#8221;<br />
Going forward, he predicts an increase in the number of sales but that values will remain low. The Florida Association of Realtors reported Tuesday, that the price was the driving factor in the boosted sales in the Charlotte County-North Port market, where 268 homes changed hands in March, compared with 237 in the year-ago period. The lowest since February 2004&#8217;s $147,100, the median sales price was $152,200 last month in the market.</p>
	<p>Its $239,300 median was the lowest price since $235,700 in April 2004. Like its southern neighbor, the Sarasota-Bradenton market hit a median sales price that had not been seen since early 2004. Whether the regional, state and national markets are near a pricing bottom is a matter of considerable debate. There were 709 sales, compared with 834 in March 2007. Unlike Charlotte County-North Port, the more northern market had its sales drop last month, by 15 percent.</p>

	<p>The city of Aventura, situated in Miami-Dade County, continues to grow as an urban enclave that was once known as just a suburb of Miami, and a nice place to shop. </p>
	<p>Many of the city&#8217;s residents continue to live that free-spirited, active, lifestyle that is indicative of living in in a wonderful coastal setting. The city is redeveloping itself, by establishing recreational facilities throughout the city, and is making an investment in its future by encouraging its residents to remain vital. The city&#8217;s retiree population,which refers to the ones aged over-65, has reached an all-time high , however other metropolitan areas that undertake efforts to accommodate this population segment remain &#8220;niche&#8221; markets. </p>

By looking at the wide array of multi-family housing offerings here, it&#8217;s relatively easy to explain why a large segment of residents prefer living in condos. </p>
	<p>The city has recently been witnessed to several luxury developments, most of which are high-rise projects, and are being built along the waterfront facing the Atlantic and the Intracoastal Waterway. Among these new condo developments is the Point of Aventura, which is a high-rise apartment community situated along the Intracoastal Waterway, and has individual units which are priced between $150,000 to around $850,000. Buyers of units in this project have access to upscale amenities like a private club and spa, tropical-style swimming pools, a tennis court and pavilion. </p>
	<p>While the weather may be a bit stormy and chilly for others, in Aventura however, residents need not worry about harsh climates, as the city is considered to be as close as anyone can get to the perfect tropical-vacation weather. This small urban enclave is close to Miami but is considered to a world away from the hustle and bustle of llarger and more traffic-choked and smog-filled metropolitan areas. </p>
